Listings and pendings

We typed the same details three times for every new file.

Now the agent uploads the paperwork, Coach fills in the form, and Rig files it, announces it and tracks it.

Before Rig

When a deal went pending, ops got a text, a screenshot and a forwarded contract. A new listing meant the same details in an email, a form and a spreadsheet, and nobody could tell later which steps were done.

What Coach does here

Coach reads the package and fills in the parties, dates, price, lender and inspection, so the agent only has to check it.

More about Coach

What Rig does

  • Coach reads the listing documents or the contract and fills in the form. The agent checks it and submits.
  • Full addresses from Google, with city, state and ZIP code, and every date picked from a calendar.
  • Ops gets every detail by email, the team sees the announcement in Slack, and Rig files the documents in Google Drive.
  • Each new listing and pending gets its own Slack channel, named for the street, with the agent and the team added and every answer pinned.
  • Each side of a pending, listing, buyer or both, gets its own Slack message. Commission shows only if you turn it on, and never on a listing announcement.
  • The desk shows every listing and pending, its checklist of ops steps, the key dates and what closes this month.
  • Your own questions, documents and Slack message, set in Settings.
  • A weekly sales report of actives, pendings and solds goes to your leaders on the day and time you choose.

I asked Daryl to build Rig because many processes in our office still ran on spreadsheets, Google Forms and a lot of chasing. Now hundreds of open houses, every lockbox and every pending run through one place, and my agents get what they need without me hunting anyone down. It thinks like an ops director because it was built with one.

Questions about listings and pendings.

Does Rig replace our transaction management system?

Rig runs your team’s intake and ops steps. The brokerage’s file stays in the system your brokerage requires, and connecting SkySlope is on the roadmap.

Can we add listings that started before Rig?

Yes. Each one takes about a minute to add to the desk.

Who sees commission?

Listing announcements never show it. On pendings it appears in Slack only if your team turns that on.
